Balmoral is an interesting suburb that isn’t widely known but it’s proximity to Bulimba and Hawthorne make is a great place to live. It is also very elevated with plenty of properties benefiting from views of the Story Bridge or Brisbane CBD. Property management wise, Balmoral houses are extremely popular and tend to be leased by our team within a week to 10 days. There is quite a mix of housing but with the proximity to Oxford Street, it is very popular because people prefer to be close but not right in the centre.

Transport Options

Balmoral is well connected via road to both the CBD and the Port of Brisbane, however rail is about a 5-10 minute drive to Morningside. Buses are regular to take you north or south from the area.

Local Shops

For the local supermarket or general fashion shopping Bulimba or Morningside are where you have to go, both being neighbouring suburbs to Balmoral. The other alternative would be to head to Cannon Hill Plaza which is a larger retail centre and is about a 10-15 minute drive.

Restaurants/Cafe

Balmoral is not known for its restaurant/café lifestyle however it does have a number of good cafes for quality coffee including the Little Hideout Café on Riding Rd

School Catchment Zones

Bulimba State high school is the local catchment for primary school and Balmoral State High which has a strong reputation is the high school catchment.

Recreation

Balmoral is a gateway to the Port of Brisbane as well as providing great lifestyle opportunities nearby. Golf at Bulimba, restaurant and café experiences at Hawthorne and Bulimba or potentially a weekend down watching the Hockey at Hockey Queensland’s headquarters on Col Gardner Drive are just a few opportunities to get out and about.
